HOA data has a reputation for being impossible to get, and that is only partly true. There is no national list, and most associations never advertise themselves. But every association leaves a paper trail in the public record: a recorded declaration of covenants, a plat or condominium map that defines the parcels it governs, a nonprofit entity filed with the state, and in a growing number of states, a registration with a regulator. Community association data built from those filings is public, verifiable, and current.
